In Victoria, eligible first-home buyers pay no stamp duty on a home up to $600,000, with a sliding concession applying between $600,001 and $750,000. The home must become your principal place of residence for at least 12 months.
There is also an off-the-plan duty concession, which the latest state budget extended to contracts signed before 21 April 2027. It deducts construction costs from the dutiable value, so duty is charged on the land component rather than the finished price.
For the right buyer the two can stack: if the off-the-plan deduction brings the dutiable value under $600,000, the first-home exemption can then wipe the duty entirely. The detail matters, so check eligibility for your exact purchase.
