Melbourne's median dwelling value now sits near $812,621, around 2.9% below the cyclical peak set in November 2025. Values eased roughly 0.8% over the past month and 2.3% over the quarter, with houses (median near $958,361) softening a little faster than units (near $636,769).
Behind the numbers is a quieter market. Estimated sales are down about 14.2% on a year ago, one of the largest falls nationally, while listings have risen above average. More homes, fewer competing buyers: the balance has tilted toward those doing the buying.
For the right family this is an opening, not a warning. Quality homes in tightly held pockets still hold their value, but the wider softness means a considered buyer can negotiate without the pressure of a crowded room.
