Auction clearance cools into winter.

For the week to 13 June 2026, Melbourne’s auction clearance rate sat at about 53% — well down from 68% at the same time last year. A reading in the low-to-mid 50s points to a buyer’s market rather than a seller’s.

The cooling follows this year’s interest-rate rises, which trimmed borrowing power and the urgency behind bidding. More homes are now passing in, or selling afterwards by quiet negotiation.

A quieter auction floor is not bad news for a prepared buyer. It means more room to inspect properly, negotiate calmly, and avoid paying a premium just for competition.
